YEIDA Residential Plot Lottery 2025: High Demand Reflects Noida Real Estate Boom
The Yamuna Expressway Industrial Development Authority (YEIDA) made headlines on July 11, 2025, with the much-anticipated residential plot draw under scheme RPS-09/2025. The offering included 276 residential plots in Sector 18, Pocket 9B—a location drawing significant business interest due to its proximity to the upcoming Noida International Airport and the rapidly evolving Yamuna Expressway corridor. From an investment perspective, this opportunity is seen as a strategic real estate move.
Demand for the scheme was overwhelming. With over 54,000 applications for just 276 plots, the response demonstrates a sharp rise in real estate interest along the Yamuna Expressway. Out of 54,289 total applications, 54,225 were deemed eligible after screening. The lottery draw, held at India Expo Mart, Greater Noida, was conducted under the supervision of retired High Court judges, reflecting YEIDA’s commitment to a transparent and credible process.
Each plot offered under the scheme measures 200 square meters and is priced at ₹35,000 per square meter, marking a significant rise from the earlier rate of ₹25,900. This price hike signals the rising land value in the area, driven by major infrastructure projects such as the Jewar Airport, the proposed Film City, and several emerging industrial and commercial hubs. For prospective buyers and investors, this clearly points to the region’s upward growth trajectory.
Applicants were required to submit a registration amount of ₹7 lakh, equal to 10% of the total plot cost, while SC/ST applicants enjoyed a concessional rate of ₹3.5 lakh. Those who were not allotted a plot will receive a full refund, thereby safeguarding participant trust and liquidity.
Successful applicants must pay the remaining 90% of the plot cost within 60 days of allotment. Failure to do so may lead to cancellation of the allotment. Allottees are expected to commence and complete construction within three years from the date of lease deed execution, although extensions can be granted with an additional fee. This development timeline is designed to encourage timely construction and accelerate regional urban growth.
YEIDA followed a well-structured allocation strategy. Of the 276 plots, 214 were reserved for general applicants, 48 for farmers whose land was acquired, and 14 for industrial unit employees. This inclusive approach ensures that multiple stakeholders benefit, contributing to a sustainable and balanced development model.
To reinforce its emphasis on transparency and accessibility, YEIDA live-streamed the draw event on platforms like YouTube, Facebook, and DD News UP. This digital-first initiative enhanced public engagement and boosted confidence in the process.
This scheme is part of YEIDA’s broader vision to transform the Yamuna Expressway region into a leading residential and commercial hub. With projects like the Noida International Airport moving forward swiftly and increased interest from industries and investors, both demand and land values are expected to rise further. This draw marks the third major residential plot lottery in recent years, with each one witnessing a surge in applications, reinforcing the corridor’s investment appeal.
In conclusion, the July 11, 2025 draw serves as a clear indicator of growing confidence in Greater Noida’s future. The staggering number of applications reflects strong investor sentiment and underscores the urgent need for more such schemes. While the 276 successful applicants now face the exciting challenge of moving swiftly toward development, the larger message remains unmistakable: the Yamuna Expressway region continues to be a top choice for strategic real estate investment, offering long-term value, excellent connectivity, and the promise of modern urban expansion.
